Paran Homes Donates Site for Next St. Jude Dream Home

Southeast Homebuilder Gives the Gift of Land in Tennessee in Support of One of the Largest Fundraising Initiatives to Benefit Renowned Children’s Research Hospital

Duluth, GA, December 19, 2017 –  Founder Whit Marshall and his team at Metro Atlanta-based Paran Homes celebrated the season of giving by donating Lot #48 at the regional builder’s Barrington Pointe community in Tennessee to St. Jude Children’s Research Hospital. A ground-breaking ceremony was held at the site on December 12, with the launch of construction soon to follow on the next St. Jude Dream Home Giveaway house. The St. Jude Dream Home Giveaway represents one of the nonprofit organization’s largest fundraising initiatives, involving dozens of homes constructed by dedicated sponsors in cities across the nation each year. Donors purchase tickets for $100 each to be entered into a raffle for a chance to win a St. Jude Dream Home. Because St. Jude “funding comes from generous donors, St. Jude has the freedom to focus on what matters most – saving kids regardless of their financial situation. Every dollar makes a difference. Families never receive a bill from St. Jude for treatment, travel, housing or food – because all a family should worry about is helping their child live.”

The nonprofit organization is currently hosting more than 30 Dream Home Giveaways all across the nation. All proceeds from the St. Jude Dream Home Giveaway benefit St. Jude Children’s Research Hospital in Memphis, Tennessee – which treats children in all 50 states and all around the world. The hospital freely shares the discoveries it makes. That means that for every child saved at St. Jude, doctors and scientists worldwide can use that knowledge to save thousands more children. As a result, St. Jude’s efforts have helped push overall childhood cancer survival rates from 20% in 1962 to more than 80% today.

In addition to this recent donation of land to St. Jude, Paran Homes recently took part in a Toys for Tots drive at its communities and corporate headquarters throughout Metro Atlanta. For the second year in a row, the Southeast homebuilder collected hundreds of new, unwrapped toys for the U.S. Marine Corps Reserve Toys for Tots Program, with the goal of making the holidays a little bit brighter for even more children in need in the areas surrounding many of its Metro Atlanta communities.

J.D. Power Survey Shows Many Home Buyers Unhappy With Mortgage Lender

The purchase of a home is most likely the largest financial decision many people will ever make. Because of this, the HomeBridge team takes being your partner in home buying very seriously. However, it would seem that many home buyers are unhappy with the way they were treated by their mortgage lender.

But Why?!?

According to a survey by J.D. Power, one of the world’s most well-known and trusted consumer research companies, almost 25 percent of home buyers admitted they were unhappy with the mortgage lender they chose. And that number was even higher with first time buyers who were new to the process, a majority of which also admitted that they felt pressure to choose a particular mortgage product.

Scared About Home Ownership? Read This First!

It’s completely normal to have some hesitation when you start thinking about home ownership. The purchase of a home is the largest financial decision most people will ever make and it would be unnatural not to have some concerns!

The following are a few questions we’ve heard from hesitant home buyers and ones that you should ask yourself if you’re wondering if buying a home in the next couple of years is the right move for you.

How long have you been paying rent?

A better question could be ‘for how much longer do you want to pay someone else’s mortgage?’ because that’s essentially what you’re doing when you rent.

When you purchase a home, you are becoming your own landlord and you’re paying yourself rent each month. If you decide to sell your home, the profits should become yours. If your landlord sells a home rented to you, they receive the profits. It’s really that simple.

What if I can’t make my payments?

This is an incredibly important question to ask yourself and a very understandable one as well. Ask yourself this question first though: Have you ever missed a rent payment for a reason other than you simply forgot to drop off the check?

For many buyers, their monthly mortgage payment is close to what they were paying in rent already, not factoring in the tax incentive they may receive at the end of the year and the equity they are building with each payment. If you’ve been responsibly paying your rent for years, what is to stop you from responsibly paying your mortgage?

How Much Home Can I Afford?

Another great question that we hear a lot. To start, use a mortgage calculator to get a ballpark estimate, like the one we have online here. This is a loose estimate, but it can act as a great starting point in determining what you can afford. Five Mortgage And Home Buying Shortcuts You Should Know!

With today’s rates being as low as they are, many potential home buyers are looking for ways to fast track the mortgage process at rocket speeds online or through Apps on their phone.

After all, we do live in a time where we can have almost anything we want on demand through a few clicks. With all of these amazing conveniences, it only makes sense that there are similar shortcuts to buying a home, right?

Wrong!

The purchases mentioned above, are relatively minor compared to the average price of a home. And many first time home buyers don’t realize that mortgage loans are not one-size-fits-all products and each one is tailored to the borrower’s unique financial situation

When you work with a mortgage expert, either face-to-face or over the phone, they can ask you the right questions to help you secure the best mortgage at the best rate, customized to meet your own personal home buying needs.

And while today’s rates remain low, they won’t be forever, so the more prepared you are in advance, the better your chances will be later of securing the best possible mortgage to help you buy the home of your dreams.

Here are five simple steps to make the home buying process as uncomplicated and easy as possible for you.

1. Start saving now!

While some mortgage products require a very low down payment, or no down payment at all, there are costs associated with the buying a home you may not be aware of. Outside of fees associated with closing costs, the home’s inspection, etc., there may also be upgrades or changes you’ll want to make right away, sich as the installation of a wireless AV system.

2. Know your loan options.
FHA, VA, conventional, jumbo… all of these mortgages have their plusses and minuses.

A mortgage expert can help you decide which one is the best option for the home you’re considering and walk you through down payment scenarios and other factors that will affect your monthly mortgage payment.

3. Know in advance what you’re approved for.

Most people have no idea how much a mortgage lender is actually going to loan them until they find a home they like and apply for a loan. Getting approved for a mortgage can take some time and with the limited availability of homes on the market, any delay can cause you to lose out to another buyer who is already working with a lender.

Make sure you have a pre-qualification before you even start window shopping for a home and later, secure a pre-approval before you start meeting with Realtors and home sellers. Many Realtors and sellers won’t meet with potential buyers unless they see a pre-approval letter from a mortgage lender.

4. Is anyone else pretending to be you?

Many potential borrowers don’t realize that they’ve been the victims of identity theft until they have had their credit checked by a mortgage lender. ID theft can hurt your credit score and make it very difficult for you to secure a mortgage at a favorable rate.

Overcoming identity theft is a time consuming process and one that does not happen overnight. It’s best to check your credit report at least once a year to see if you’ve been the victim of identity theft and fix any errors you may see before you apply for a mortgage.

Each borrower’s situation is different and there are many other steps a borrower can take to secure the best mortgage at the lowest rate possible. However, these are all based on the individual borrower’s personal situation, the current interest rates and the home they are looking to purchase.
